If you're looking to buy a home in the next 60 days (or
as soon as your dream house becomes available), you need
a special kind of attention. You need a system that will
insure that when a home that meets your criteria hits the
market, you know about it.(And before eveyone else does
if possible!) It would also be helpful if you didn't have
to waste tons of time looking at a lot of homes that are
of no interest to you.
Well, don't you fret,
because I designed the FAST-TRACK Buyer's Group to do just
that. And I have a long list of Club alumni (now homeowners)
who can vouch for it's effectiveness. It Works!
So Steve, what's involved?
What do you do for me? What do I have to do?
First, what I do:
1. After receiving your
housing information, it will be entered into my computer.
A print out will be made for you showing all current listings
that fit your criteria. The print out you receive comes
complete with street addresses and pictures (if they're
available). Unlike many Realtors, I encourage you to do
drive-bys...it's the best way to learn neighborhoods. In
addition to this print-out, you'll receive in your initial
buyer package:
- Current Homes Magazines
- "Carson Country" Magazine
- A Home Sales Summary
for the past 6 months
2. First thing, every
morning, either I, or someone on my team, will check the
Multiple Listing update to determine if anything has come
on the market that fits your criteria. If something matches,
you will receive a phone call immediatly.
3. On a weekly basis,
you'll receive an update of everything loosly fitting your
criteria, that has come on the market in the last week
4. A fax will go out
to the top listing agents in the towns you're interested
in, detailing what you're looking for. Many top listers
often know of a property that will be coming on before it
actually does.
5. You will be entered
in the "I Have a Buyer" section of my web site. Perhaps
a would-be Seller has just the house for you!
6. I will constantly
search out For-Sale-By-Owners or other properties that may
not be on the Multiple Listing Service.
In summary, no stone
will be left unturned until your house is found!
I think you'll agree
that this is not your average agent service. But because
my team puts out so much effort, I do have some specific
requirements.
What you are required
to do:
1. You must obtain a
pre-approval from the bank or mortgage company of your choice.
Time is a valuable commodity and you don't want to waste
it looking at homes in the wrong price range. More importantly,
in a tight housing market, a pre-approval is crucial for
putting you in the best negotiating position. (That's where
I want my buyers to be!) If you don't have someone in mind,
you can ask me for a couple of names. I work with several
mortgage people that I know and trust.
2. You must work under
contract with me. I cannot afford to give you this kind
of service, unless I know I will be paid at the end. You
can choose the length of your contract (and cancel at any
time if you're not happy with me), but during that period,
I require you to only work with me. Fair enough?
